Is Super Bowl XLV kicking off the 2011 home buying season in Central Ohio?

In a 2005 CNN Money Article,  Kick off! Game plan for home buyers Harley E. Rouda Jr. was quoted:

“First and foremost you want to get pre-approved by a lender,” said Harley Rouda Jr., CEO of Real Living, one of the largest real estate firms in the Midwest, explaining that in markets where sellers get multiple bids, it’s critical to line up your financing before you make an offer. Bids that aren’t backed by a lender are the first to go, unless of course the buyer is paying cash.”

Do you remember 2005?  “It was the best of times, it was the worst of times…” That might be a little overly dramatic and I may just be ripping off Charles Dickens…but there have been changes since 2005.  Some revolutionary.  It is probably even more important  for prospective home buyers six years later to get pre-approved by a lender.  Sellers in some Central Ohio pockets will get multiple offers this spring like all springs.  Other Central Ohio locations  “not so much.”

Lending has changed drastically.  Sellers who saw “pre-approval”  letters in 2006, 2007 and since where the unknown lender said “We can do that” about financing a buyer were never able to provide that mortgage financing are going to want a GOOD pre-approval letter.

Some people say it’s Ground Hogs Day that kicks off the home buying season.  Buckeye Chuck and that PA ground hog named Phil both predicted an early spring.  The Punxawhatever Phil groundhog predicted a Steelers win today too.
