Columbus real estate market

February 2013 home sales for the area were up 6.8%.  The February 2013 $152,000 average sale price shown in the graph is identical to the average sale price in February 2012.   There are 6 months of inventory (homes for sale) based on February 2013 home sales in the area.  The number of homes for sale in the mls was down 17.1% from February 2012. Months of inventory (homes for sale) is down 22.3% from February 2012 based on February 2013 home sales.

Prefer median price to average price?  The $123,000 median sale price of a home in the Columbus Board of REALTORS mls was up 2.5% in February (as compared to a year earlier.)

Central Ohio real estate by county average sale price for February 2013:

  • Delaware County – $265,000 up 8.2% from February 2012 average sale price
  • Franklin County – $144,000 down 2.7% from February 2012 average sale price
  • Union County – $153,000 down 7.8%  from February 2012 average sale price

Central Ohio real estate  by school district:

  • Columbus – $96,000* up 9.1%
  • Dublin – $307,000 up 12%
  • Olentangy -  $329,000 up 15.4%
  • Westerville – $172,000 up 1.2%
  • Worthington – $195,000 down 1.5%

Average sale price of selected school districts for February 2013.  The change (up or down) is from February 2012 average sale price.

The Columbus Board of REALTORS will announce the official results for February 2013 later this month.   The Columbus Board of REALTORS reports residential real estate.

The numbers here are for single family resale real estate only.  This report could lump in condominiums, multi-family and  new construction, but it does not.Welcome to Clintonville sign at Worthington city line

*The average sale price of a single family resale listing in the Columbus City School District is only $96,000.  The average sale price of a home in the 43214 zip code was $198,000 in February 2012, up 5.9% from February 2012.  The Columbus, Ohio 43214 zip code is just south of Worthington and includes Beechwold, the north-side of Clintonville, Old Beechwold, Sharon Heights and other neighborhoods.    The average price of a home in the 43202 zip code (Clintonville) was $225,000 in February, up 56.3% from a year ago.

  •     All of Franklin County
  •     All of  Delaware County
  •     All of  Fayette County
  •     All of Licking County
  •     All of  Madison County
  •     All of  Morrow County
  •     All of Pickaway County
  •     All of Union County

“and parts of Athens, Champaign, Clark, Clinton, Fairfield, Hocking, Knox, Logan, Marion, Muskingum, Perry and Ross Counties.”

As a real estate agent with HER Realtors, I concentrate on northern Franklin County and southern Delaware County.  With the 2013 BIA Parade of Homes at Jerome Village in Union County, I am suddenly paying attention to Union County real estate.
