Columbus Ohio Hot Market?

According to Forbes.com Columbus is the second hottest market in the country? Or was the second hottest market in the 4th quarter of 2006 anyway.

Median sales price Q4 2005: $89,900

huh?

Why didn’t it feel hot? The number one city on Forbes list was Tulsa Oklahoma with a 17% increase in median price for 4th quarter.

I seldom pay attention to median prices. I pay attention to the average price… what do I know? Median is just the middle price isn’t it? I always think of median prices being quoted in markets that are overpriced to make them sound more reasonable. I thought the average price would give a truer picture?

Dayton is also on Forbes 10 Hottest Market’s list. Higher median prices in the fourth quarter of 2006 over 2005.

Who made the 10 Coldest Markets? Cleveland and Cincinnati… The ten markets with the largest decreases in median prices in the fourth quarter of 2006 over same time frame 2005.

Ah ha! It’s all coming back to me now… Trulia Heat Maps. I wrote about Trulia’s Heat Maps back when the report came out…. I wrote about the Trends which mentioned Columbus on Discover Columbus.
I wrote about both Trulia Reports …Trends and Heat Maps on my evil stepblog on Active Rain. I thought trends was where people were looking on Trulia….

Trulia breaks Columbus out by neighborhood…. and we are talking Columbus here not greater Columbus… are we even talking homes in the City of Columbus in suburban districts?

The area mapped is just the Columbus schools I believe, not the parts of the City of Columbus that are in the Dublin, Hilliard, Worthington, South-Western City School districts, etc. OK… rereading this Trulia decided what is Columbus by zip codes. What the map shows as Columbus is part of the City of Columbus and The City of Grandview Heights. Garbled.

Where do you live?

People who live in the City of Columbus and the Westerville School District but have a Gahanna mailing address are gonna love Trulia… Or the City of Columbus residents who live in the Worthington School District but have a Powell mailing address..there are lots of people who live in Columbus but are not represented by that Trulia map…. if you live in Central Ohio but just aren’t sure how to explain where you live advances in mapping and the proliferation of real estate info on the internet is going to make it more confusing for a bit.
