The VOICE: October 2012 Columbus Homes Sales

The Columbus Board of REALTORS has spoken.  What they said?

“Fall home sales show no signs of slowing down

That’s  the headline of the message they sent to members on Monday.  I believe what they send to members is the same message they send to local media as the “THE VOICE OF REAL ESTATE*” in “CENTRAL OHIO.”

The Voice of real estate ’round these parts said:

“Central Ohio homes sales in October were up for the tenth consecutive month. There were 1,964 residential sales during the month of October, a 23.2 percent increase from the 1,594 home sales in October 2011, according to the Columbus Board of REALTORS®.”

The Columbus Board of REALTORS mls (multiple listing service) “serves all of Franklin, Delaware, Fayette, Licking, Madison, Morrow, Pickaway and Union Counties and parts of Athens, Champaign, Clark, Clinton, Fairfield, Hocking, Knox, Logan, Marion, Muskingum, Perry and Ross Counties.”  

I am lucky if I can keep up with northern Franklin County and southern Delaware County.  I do have market reports closer to home on my three real estate sites (in the side bar here on if the word on the real estate market closer to home is more interesting to you.  I am just one tiny voice…

Wait I am worrying about Union County, Ohio  NOW thanks to the BIA, New England Homes…

I focused on inventory of homes for sale in October.  I have kind of rhythm going and this month is inventory.  The graphs I use are for 15 months, so they show the market trend very well.  Inventory is down in part because sales are up.  Consumer confidence?  The aqua Trendgraphix image is for Lewis Center, Ohio single family resale homes and appears on my  Delaware County, Ohio real estate site.  I just chose it arbitrarily.  I did one for the CBR mls… (the whole thing)  not as dramatic.  Most northern Franklin County, southern Delaware County graphs show something closer to the Lewis Center graph.

The  graph above is the whole mls.  The Columbus Board of REALTORS mls as a geographic area.  Kind of… again that is lots of counties.  geographically that’s

  • all of Franklin County
  • all of  Delaware County
  • all of  Fayette County
  • all of Licking County
  • all of  Madison County
  • all of  Morrow County
  • all of Pickaway County
  • all of Union County

“and parts of Athens, Champaign, Clark, Clinton, Fairfield, Hocking, Knox, Logan, Marion, Muskingum, Perry and Ross Counties.”

That’s a huge area!  That’s a lot of ground!  That is diverse area, rural to downtown Columbus in 40  minutes?  Maybe it’s a bit longer.

Why don’t my reports match the reports from the Columbus Board of REALTORS?  The CBR uses residential sales (single family homes and more.)   I focus on single family resale, occasionally throwing in something about the condominium market or new home sales.  Lumping it all together can distort it.  Just my opinion.

I think the trademarked phrase, “THE VOICE OF REAL ESTATE*” that the Columbus Board of REALTORS (a local trade group)  uses is that the NAR (a national trade group) is the “VOICE OF REAL ESTATE”  for the USA.  Locally all you need to do is tune into the “VOICE” for all your real estate info.  Columbus Board of REALTORS, is the go to site for consumers?
